- Does the purchase of your new home need to coincide with the sale of your current one? Everybody’s needs are different, and we want to help you sell your home fast for the best possible price. Selling a home can be complicated. you’re not only selling a property but likely trying to find a new place to live. Here are some steps to ensure you are prepared.
- Define your goals, wants, needs, and expectations – A good way to begin is by exploring your short- and long-term goals in life and how selling your home fits in. Your Logic Realty agent will walk you through the process we use while developing a thorough understanding of your goals, wants, and needs to ensure that your expectations are met.
- Determine the best price for today’s market – We assess the current state of the market and what comparable homes are selling for by reviewing a Comparative Market Analysis (CMA) on your home. That way, we can objectively determine your homes fair market value and price it accurately.
- Prepare your property so that it is in top selling condition – Most of us don’t keep our homes in top selling condition. We will work with you to help you see things from a buyer’s point of view. Your Logic Realty agent will consult with you on what to repair, replace, or remove so that your home makes a great first impression.
- Implement time-proven, research-based marketing strategies Your home will be marketed with a specific plan that has the highest potential for bringing the most qualified buyers to your doorstep.
- Show your property – Always keep your home in top selling condition. When you leave for work, make sure that your home remains in top selling condition. You never get a second chance to make a first impression. While preparing your home for prospective buyers, remember that people “buy with their emotions.” Your home has to feel right or buyers will look elsewhere. Look at your home objectively and listen to suggestions from your Logic Realty agent about ways to make your home more appealing, such as cleaning, de-cluttering, removing personal items, making cosmetic repairs, etc.
- Receive an offer – When a buyer decides to purchase your home, an offer will be presented. In fact, you may receive multiple offers on your property. Your Logic Realty agent will determine whether a potential buyer is qualified to purchase your home and will help you carefully consider all of your options.
- Negotiate to sell – Most offers require some level of negotiation. Logic Realty is here to work for you, and your agent will negotiate at your direction, based on your requirements.
- Have your home inspected and appraised – Once you have accepted an offer, we will work with the buyer’s agent to coordinate an inspection, appraisal, and a survey (if required). If the buyer requires that certain repairs be made on your home, your Logic Realty agent will continue to negotiate and recommend a list of qualified vendors (if need be), so we can move successfully from contract to closing.
- Closing – The closing is typically held at the title company and normally takes less than an hour to complete. The title company will walk you through the settlement statement and other documents that require signatures. You will need to bring an official form of identification (driver’s license or passport) and any additional information that may be required. Your Logic Realty agent will be present to advise you and ensure that everything goes according to plan. Bring your keys, and your home is sold.
